Buying a house may seem like an endless series of critical, important decisions. When you find the house that is right for you, you need to find a home inspector to educate you about the condition of your new home. Inspections are designed to disclose defects in the property that could materially affect its safety, livability, or resale value. They are not designed to disclose cosmetic deficiencies (for example, an interior wall that needs paint touch up). You will need to determine on your own those types of items that will need attention: don't expect a whole house inspection to reveal them to you. Don't wait until you have placed an offer on a house before you begin the search for a home inspector. Within 10 days of signing your contract you have the option to have an inspection done on your new home. This gives you the opportunity to obtain a qualified home inspector to do a comprehensive objective third party evaluation of the property and its components. This will give you the confidence and peace of mind that one of the most important investments you will make is an educated decision. If you start looking for an inspector at that point, and cannot find an acceptable one to schedule it in that time frame, you will only have two choices: go with an inspector that is not your first choice, or run the risk of running past the deadline for the inspection; which may void any chance having the seller take care of repairs. |
